Community Updates – August 31

Greetings Waverly Residents,  
We hope this message finds you well. As part of our ongoing efforts to keep the community informed, we are introducing a bi-weekly email update to share important and relevant information with you. We aim to provide accurate and timely updates. If circumstances require, we may adjust the frequency to address urgent matters. Additionally, you can find this and other updates on our association’s website: thewaverlyhoa.com.  

While we strive to keep you informed about the community, we encourage residents to continue monitoring local information sources. An informed community is a strong one.  

We kindly ask that you take a moment to review the contents of this email. As this method of communication is in its early stages, your feedback and suggestions are highly valued.  

Here are some updates on ongoing items and events within the Waverly Community:  

Management Office Hours – Labor Day In observance of Labor Day, the Management Office will remain closed on Monday, September 4. Office hours will resume on Tuesday. The Front Desk staff will be available as usual. Please note that no unit moves, deliveries, or construction are permitted on holidays. We extend our warm wishes for a happy and safe Labor Day.  

Alley Gate: We are aware of the non-operational state of the alley gate over the past few weeks. Repairing this gate requires extensive work and Board approval. Proposals for the repairs have been received and will be presented to the Board for review and approval. In the meantime, we have scheduled additional security personnel during the hours the gate would normally be closed. The guard will be stationed at the entry during these hours, and our front desk team will also closely monitor the area. We advise residents to remain vigilant when entering or exiting the parking area and to report any unusual activity.  

Meeting of the Board of Directors Ordinarily, the Board of Directors convenes on the last Thursday of each month. However, certain circumstances may necessitate rescheduling. Updates on meetings are emailed approximately four days prior. Agendas are posted in the mail room and at the front desk. If a meeting is canceled, information will be communicated via email and postings. For any questions, feel free to reach out to Management or the Front Desk team. We encourage Waverly HOA members to attend these meetings, as they are exclusively for association members.  

Hot Water Temperature We have received reports of both excessively hot and cold water temperatures. If you notice any inconsistencies, please report them to Management so we can investigate and address the matter promptly.  

Exterior Lighting – Olympic Installation of the light on the Olympic side is nearly complete. Initially, the lighting was set to activate via motion sensors. We are adjusting this setting to align with the building’s lighting timer, ensuring the lights remain on throughout the evening. The electrician is making these adjustments and is also working on other lights. If they are unable to finish today, they will return during the installation of additional lights. Meanwhile, the sensors are set to the highest sensitivity and a maximum time of 30 minutes. We will provide an update once the installation is finalized.  

Fitness Center – Cable TV While addressing cable television on the fitness equipment, we discovered that the cable boxes need upgrading due to obsolescence. Unfortunately, the current fitness equipment does not support the new equipment (lacking HDMI ports). Spectrum has also phased out the existing equipment. As a result, cable television will no longer be available on the fitness equipment. We are actively seeking a solution to this issue and working to restore service. The fitness center offers Wi-Fi access for residents to watch their favorite shows on personal devices. For Wi-Fi access information, please contact the front desk.  

Communications with SMPD Management meets monthly with Captain Mclaughlin to address ongoing concerns and criminal activity in the surrounding community, including Tongva Park. The homelessness issue remains consistent in the park. Security and front desk teams are closely monitoring the situation. We encourage residents to report any suspicious activity to law enforcement and Management.  

Sweet Maple – Opening (Delay) The opening of Sweet Maple is expected to be delayed by six to eight weeks due to ongoing items that need resolution. We will provide updates as we receive them.  

Vehicular Entry Advisory Residents are reminded to adhere to posted speed limits when entering and exiting the property. High speeds can pose risks to pedestrians, including building residents, staff, and guests near the driveways.  

Updating Contact Information and Desk Instructions If you have recently changed your email or phone number, please provide the updated information to the front desk. Accurate contact details are essential for timely communications. Additionally, please exercise caution and courtesy.
