Greetings Waverly Residents,
We hope this message finds you well.
Please see the information below in our community e mail. While we strive to keep you informed about the community, we encourage residents to continue monitoring local information sources. An informed community is a strong one. We kindly ask that you take a moment to review the contents of this email, your feedback and suggestions are highly valued.
Here are some updates on ongoing items and events within the Waverly Community:
Management Office Hours –
The management office is normally open Tuesday – Saturday from 8:30 am – 5 pm.
Alley Gate:
We have been aware of the non-operational state of the alley gate over the past few weeks. Repairing this gate requires extensive work and Board approval. Proposals for the repairs have been received and will be presented to the Board for review and approval. In the meantime, we have scheduled additional security personnel during the hours the gate would normally be closed. The guard will be stationed at the entry during these hours, and our front desk team will also closely monitor the area. We advise residents to remain vigilant when entering or exiting the parking area and to report any unusual activity.
Meeting of the Board of Directors
Ordinarily, the Board of Directors convenes on the last Thursday of each month. However, certain circumstances may necessitate rescheduling. Updates on meetings are emailed approximately four days prior. Agendas are posted in the mail room, at the front desk, west building elevator entrance on the lobby level, and in your resident portal. If a meeting is canceled, information will be communicated via email and postings. For any questions, feel free to reach out to Management or the Front Desk team. We encourage Waverly HOA members to attend these meetings, as they are exclusively for association members. Next Meeting is Scheduled for Wednesday 9/20/23 at 4 pm via Zoom Only. Link will be emailed separately.
Window washing
Proposals for window washing have been received and will be presented to the Board for review and approval. Once approved, management will schedule for as soon as possible.
Dryer Duct Maintenance
Manufacturers of dryer appliances have long specified that dryer exhaust ducts systems must be serviced at least once per year to remove accumulated deposits of lint. This helps shorten drying times and helps reduce the risk of lint fires. Well-exhausted dryer ducts increase the efficiency of the dryer, saving energy costs and help extend the life span of the dryer. Management is working with a vendor to provide this service at a discounted rate depending on how many units sign up for the service. The vendor believes this service may be done without the need to enter the units. Please reach out to the management or the concierge if you are interested.
Hot Water Temperature
We have received reports of both excessively hot and cold-water temperatures. Maintenance continues to monitor these reports and does a daily check of the water boiler system to ensure it is set at the right temperature. Please continue to report any instances of excessive water temperatures.
Exterior Lighting – Olympic
Installation of the light fixtures on the Olympic side is complete. The East building still needs trouble shooting as the lights are not turning on at all. The West building needs to be adjusted to the lighting timer for the rest of the building ensuring the lights remain on throughout the evening. The electrician is scheduled to come back late next week to fix these issues and to convert the lights that are above units 104 – 109 on the walkways to LED. This will finalize the LED conversion project. We will provide an update once the installation is finalized.
Communications with SMPD
Management meets monthly with Captain Thomas McLaughlin to walk Tongva Park and address ongoing concerns and criminal activity in the surrounding community. The homelessness issue remains consistent in the park. Security and front desk teams are closely monitoring the situation. We encourage residents to report any suspicious activity to law enforcement and Management.
Sweet Maple – Opening
We are getting closer to the opening of Sweet Maple. We noticed that job interviews are being held for all open positions. We will continue to provide updates as we receive them.
Trash Room Etiquette
Residents are reminded to dispose of all items that fit in the trash chute into the chute and not leave in the trash rooms. For large boxes/ items, please inform the concierge of any large items that need to be removed from the trash rooms. Porters will pick up and dispose of them.
Updating Contact Information and Desk Instructions
If you have recently changed your email or phone number, please provide the updated information to the front desk. Accurate contact details are essential for timely communications. Additionally, please exercise caution and courtesy.

Farmers Markets
Main St Farmers Market
Set between the historic Victorian House and the California Heritage Museum, the Sunday Main Street Farmers Market in Santa Monica is a favorite for local families. In addition to live music and prepared food, this market features local crafters and artisan booths for those one-of-a-kind items. Catch this market every Sunday from 8:30 a.m. to 1:30 p.m.
Downtown Farmers Market
On Wednesdays from 8 a.m. to 1 p.m., chefs from all over Los Angeles County converge on Arizona Avenue for the first pick of the goods. And with 75 farmers spread out over four blocks, the selection is huge. Roots also run deep. A few growers, including Mike and Sons Egg Ranch in Ontario, and Scott Farms in Dinuba, have set up shop here since the market opened in 1981.
Virginia Ave/ Pico Blvd Farmers Market
Virginia Avenue Park, adjacent to a public library, sets a tranquil, family-friendly vibe at the Santa Monica Pico Farmers Market. Discover wild local seafood, which draws both celebrated chefs and home cooks, and enjoy live music, prepared food and free parking. This quaint community market takes place on Saturdays from 8 a.m. to 1 p.m.
Monday Cellar nights at Ester’s wine shop and Bar
Monday Cellar Nights are 4-10 p.m. and are a really cool way to try a glass of something rare or fancy from our high-end collection, without committing to the whole bottle. We’ve popped open luxurious Champagnes, baller Burgundies, small allocations from top California winemakers and more.
