Greetings Waverly Residents,
We hope this message finds you well.
Please see the information below in our community e mail. While we strive to keep you informed about the community, we encourage you to continue monitoring local information sources. An informed community is a strong one. We kindly ask that you take a moment to review the contents of this email, your feedback and suggestions are highly valued.
Here are some updates on ongoing items and events within the Waverly Community:
Management Office Hours –
The management office is normally open Tuesday – Saturday from 8:30 am – 5 pm.
Meeting of the Board of Directors
Ordinarily, the Board of Directors convenes on the last Thursday of each month. However, certain circumstances may necessitate rescheduling. Updates on meetings are emailed approximately four days prior. Agendas are posted in the mail room, at the front desk, west building elevator entrance on the lobby level, and in your resident portal. If a meeting is canceled, information will be communicated via email and postings. For any questions, feel free to reach out to Management or the Front Desk team. We encourage Waverly HOA members to attend these meetings, as they are exclusively for association members.
Alley Gate:
We have been aware of the non-operational state of the alley gate over the past several weeks. Repairing this gate requires extensive work and Board approval. Your Board of Directors has approved a proposal for the gate repairs. The vendor reports the gate should be delivered sometime next week and installed soon after. In the meantime, additional security personnel will continue to monitor the gates from 10 pm – 6:30 am 7 days a week. The guard will be stationed at the entry during these hours, and our front desk team will also closely monitor the area. We advise residents to remain vigilant when entering or exiting the parking area and to report any unusual activity.
Window washing
The window washing service has begun. We have received many positive comments from Owners who have had their windows cleaned already. The West building is completed. They will begin in the East building on Monday 10/16. Reminder for those in the East Building, entry will be required through your unit to clean the patio and certain windows near the patio. Please note you have a right to deny entry and skip this cycle if you wish or are unavailable for your scheduled timeframe. If you are unavailable and wish to have your patio windows cleaned, please advise the concierge so they can allow the window washers into your unit. Please keep in mind, once your stack has been completed, the window washers will not come back. Please remember to remove any items in your patio that may be fragile and to cover any other items to prevent water dripping on them.
Dryer Duct Maintenance
Reminder: Manufacturers of dryer appliances have long specified that dryer exhaust ducts systems must be serviced at least once per year to remove accumulated deposits of lint. This helps shorten drying times and helps reduce the risk of lint fires. Well-exhausted dryer ducts increase the efficiency of the dryer, saving energy costs and help extend the life span of the dryer. A compromised vent will not exhaust properly to the outside. As a result, overheating may occur, and a fire may ensue. Professional dryer vent cleaning not only ensures your dryer’s external airflow, but also helps prevent lint-based dryer fires from starting. Management has found a vendor to provide this service at a discounted rate depending on how many units sign up for the service. The vendor believes this service may be done without the need to enter the units. Please reach out to the management or the concierge if you are interested. So far, we have received very little interest.
Dry Cleaning Service
Management has worked with Ritz Dry Cleaners & French Hand Laundry to secure a 20% discount on all orders for Waverly residents. Ritz Dry Cleaners & French Hand Laundry has the ability to pick up any day of the week and deliver to The Waverly with turnaround time of 2-3 days. Please stop by the concierge for information and laundry bag if you wish to use their Service. So far we have received excellent feedback of their service.
Exterior Lighting – Olympic
Installation of all new light fixtures on the Olympic side is complete. Lighting on Olympic has still not been adjusted to the building’s timer. The issue is the programing system currently in use is discontinued. The Electrician will continue to trouble shoot and look for outside help with Programing in order to get these light fixtures on the timer.
Communications with SMPD
Management meets monthly with Captain Thomas McLaughlin to walk Tongva Park and address ongoing concerns and criminal activity in the surrounding community. Management walks Tongva park at least once per week. Less unhoused activity noted. Several families and children playing in the park, a couple was seen having a picnic in the park. Security and front desk teams continue to work together to keep The Waverly residents as safe as possible. We encourage residents to report any suspicious activity to law enforcement and Management.

If you have recently changed your email or phone number, please provide the updated information to the front desk. Accurate contact details are essential for timely communications. Additionally, please exercise caution and courtesy.

Drop-in Event: Hands-Only CPR
Tuesday, October 31, 2023
Time: 2 p.m. – 4 p.m.
Location: Palisades Branch Library
Type: In Person
Description:
The Los Angeles County Department of Public Health is coming once a month to provide drop-in hands-only CPR training. Come anytime between 2 p.m. and 4 p.m., it only takes about 10 minutes to complete the training. Note: This is not a certified CPR course, you will not receive a certificate. If you need CPR certification, you must take a different course offered by a certified provider. This training is:
- A life-saving skill that will help you feel more confident to respond in an emergency.
- CPR without mouth-to-mouth breaths
- Only to be used on teens or adults
No documents are required from anyone who would like to be trained.
Chess Sundays
Make your move! Chess players of all ages and levels are invited for weekly casual play on the 1200 Block of Third Street Promenade! Every Sunday from 11am-3pm, play a game with a friend or meet a (check) mate. Some chess sets (including a few giant ones) will be provided, but you’re welcome to bring your own!
Chess Sundays are FREE and open to all, no sign-ups or advance registration required.
Día de los Muertos Celebration October 28th 2-9 PM
Join us as we come together to celebrate cherished memories of our loved ones!
This year, we’re thrilled to present:
- Live performances by local talent, including Neiya Arts, Ballet Flor de Mayo, Grupo La Rosa, Folklor América, Poco Pocho, and various Latinx student groups
- A colorful display of community altars
- Latinx popup market featuring a diverse selection of crafts, arts, and treats carefully curated by Molcajete Dominguero
- Family and pet-friendly activities, arts and crafts, face-painting
- Enchanting La Catrina public art sculptures, up to 14 feet tall, by Los Angeles-based artist Ricardo Soltero
P.S. Don’t miss the grand unveiling of Soltero’s Alebrije (Mexican folk art) sculpture, an adorable Chihuahua named Pauli (click here for a sneak peek)! On view October 26- 29, 10am-9pm.
Other things to know:
- No advance registration is required and all ages are welcome
- Dogs are welcome
- Public restrooms are available in nearby Parking Structure 4
- Third Street Promenade is easily accessible via public transportation, only a few blocks from the Downtown Santa Monica Metro stop
