Greetings Waverly Residents,

We hope this message finds you well.

Please see the information below in our community e mail. While we strive to keep you informed about the community, we encourage you to continue monitoring local information sources. An informed community is a strong one. We kindly ask that you take a moment to review the contents of this email, your feedback and suggestions are highly valued.

Here are some updates on ongoing items and events within the Waverly Community:

Management Office Hours

The management office is normally open Tuesday – Saturday from 8:30 am – 5 pm.

Meeting of the Board of Directors

Ordinarily, the Board of Directors convenes on the last Thursday of each month. However, certain circumstances may necessitate rescheduling. Updates on meetings are emailed approximately four days prior. Agendas are posted in the mail room, at the front desk, west building elevator entrance on the lobby level, and in your resident portal. If a meeting is canceled, information will be communicated via email and postings. For any questions, feel free to reach out to Management or the Front Desk team. We encourage Waverly HOA members to attend these meetings, as they are exclusively for association members.

High Winds/ So Cal Edison Power Safety Shut Offs

Santa Ana Wind season is here and the threat of wildfires in California is real and growing. With one-quarter of SCE’s service area in high-risk fire areas, keeping communities safe by preventing wildfires is a top priority. One critical tool So Cal Edison uses to prevent wildfires is the Public Safety Power Shutoff (PSPS), in which they may temporarily shut off power to your neighborhood during dangerous weather conditions to prevent their electric system from becoming a source of ignition. Strong winds combined with dry ground conditions can increase wildfire threat. These same winds can cause vegetation or other items to blow into power lines and could result in an ignition, possibly creating a significant wildfire. Under these situations, they may shut off power to customers to keep you and your community safe. SCE considers a number of factors and conditions before declaring a PSPS, including but are not limited to: High winds, Low humidity, Dry vegetation that could serve as fuel, On-the-ground observations, Fire threat to electric infrastructure, Public-safety risk.

As always, we encourage you to be prepared for power outages. Also, please remember to secure any items on your balcony that may be easily blown away by the high winds.

Alley Gate:

We expect the gate replacement to be completed this week. Once repaired and working, the Security guard who was stationed at the entrance will be discontinued. Our regular overnight security officer will still be onsite from 10 pm – 6:30 am. We continue to ask residents to remain vigilant and to report any unusual activity.

A/C System biannual maintenance service

Management has reached out to Magic touch for scheduling biannual preventative maintenance service for your A/C system. We expect this to begin the week of November 13th, possibly sooner depending on how many residents show interest. More information to come soon via separate email.

Dryer Duct Maintenance

Reminder: Manufacturers of dryer appliances have long specified that dryer exhaust ducts systems must be serviced at least once per year to remove accumulated deposits of lint. This helps shorten drying times and helps reduce the risk of lint fires. Well-exhausted dryer ducts increase the efficiency of the dryer, saving energy costs and help extend the life span of the dryer. A compromised vent will not exhaust properly to the outside. As a result, overheating may occur, and a fire may ensue. Professional dryer vent cleaning not only ensures your dryer’s external airflow, but also helps prevent lint-based dryer fires from starting. Management has found a vendor to provide this service at a discounted rate depending on how many units sign up for the service. The vendor believes this service may be done without the need to enter the units. So far, we have received a few requests for service. Based on the number of requests we have, Vendor has agreed to a price of $89.00 per unit. If we can get 27 or more units requesting the service, they will bring down the price to $58.00 per unit. So far, we are at 7 units requesting the service. 

Dry Cleaning Service

Management has worked with Ritz Dry Cleaners & French Hand Laundry to secure a 20% discount on all orders for Waverly residents. Ritz Dry Cleaners & French Hand Laundry has the ability to pick up any day of the week and deliver to The Waverly with turnaround time of 2-3 days. Please stop by the concierge for information and laundry bag if you wish to use their Service. So far we have received excellent feedback on their service.

Exterior Lighting – Olympic

Installation of all new light fixtures on the Olympic side is complete. Lighting on Olympic has still not been adjusted to the building’s timer. The issue is the programing system currently in use is discontinued. The Electrician believes they have found the fix to this problem and provided a proposal for the service. Management will present the proposal to your HOA Board of Directors for approval.

Communications with SMPD

Management continues to meet with Captain Thomas McLaughlin to walk Tongva Park and address ongoing concerns and criminal activity in the surrounding community. Management walks Tongva park at least once per week. Less unhoused activity noted. Security and front desk teams continue to work together to keep The Waverly residents as safe as possible. We encourage residents to report any suspicious activity to law enforcement and Management.

If you have recently changed your email or phone number, please provide the updated information to the front desk. Accurate contact details are essential for timely communications. Additionally, please exercise caution and courtesy.

Join Westside Food Bank’s 5K Hunger Walk on Nov. 5th, at Ocean View Park to raise awareness about food insecurity in LA County.

Grab your walking shoes! Westside Food Bank’s Hunger Walk is happening on Nov. 5th at 12 p.m. at Ocean View Park (2701 Barnard Way, Santa Monica, CA 90405). It’s an awareness event where all participants walk for free, receive a free t-shirt, and enjoy pre-event festivities before the 5K walk! We also host a ticketed Beach Bash After-party after the walk, catered by Perry’s Café at the finish line. You can register at wsfb.org/hungerwalk to form a team, set a fundraising goal, and have family, friends, and co-workers donate as part of your team. Ice at Santa Monica

The beloved ice rink will once again transform the corner of Fifth Street and Arizona Avenue into a winter wonderland, bringing a touch of holiday magic to our beachside community!
