The Waverly Community Updates

Greetings Waverly Residents,

We hope this message finds you well.

Please see the information below in our community e mail. While we strive to keep you informed about the community, we encourage you to continue monitoring local information sources. An informed community is a strong one. We kindly ask that you take a moment to review the contents of this email, your feedback and suggestions are highly valued.

Here are some updates on ongoing items and events within the Waverly Community:

Management Office Hours –

The management office is open Monday – Friday from 9:00 am – 6 pm.

Meeting of the Board of Directors

For any upcoming meetings of your Board of Directors, updates on meetings will be emailed approximately four days prior. Agendas will be posted in the mail room, at the front desk, west building  lobby level, and in your resident portal. If a meeting is canceled, information will be communicated via email and postings. For any questions, feel free to reach out to Management or the Front Desk team. We encourage Waverly HOA members to attend these meetings, as they are exclusively for association members.

Owners Portal

This is a very useful tool where you can update your guests list, register your pets, vehicles, and schedule Skybridge lounge reservations. You will also find important documents, see your payment history, manage your auto pay, view your current and past statements. You will also have the ability to opt in or out of the resident directory. Management encourages you to update your portal on a regular basis. Please feel free to reach out to management if you need assistance with this.

Upcoming Rain in the forecast

Given the forecasted rain this coming week, we wanted to remind you to take any necessary precautions to safeguard your unit against water intrusion. If you’ve noticed any water intrusion during previous rain events, we recommend paying additional attention to those areas and taking appropriate measures. Swiftly addressing any observed water is crucial to preventing potential damage to your floor or surrounding spaces. For residents who haven’t been home for an extended period (more than seven days), our building staff can perform a courtesy check on your unit. To facilitate this, we require written authorization to enter your unit. You can provide this authorization via email to waverlyconcierge@actionlife.com. Feel free to reach out, and we’ll gladly check your unit for you.

Guests/ Visitors/ Amenity Spaces

Visitors must be accompanied by a resident when using the amenity spaces including the Gym, Skybridge Lounge and Pet Spa. Owners who have leased their units are prohibited from using the amenity spaces while their unit is leased.

Gym Etiquette/ Rules

Propper gym attire is required. Cell phones must be on silent mode. Residents who take a call must leave the Gym to conduct their conversation. Gym equipment must be returned to its original place after each use. Residents are required to wipe down any equipment with sanitizer/wipes after each use.

Driving/Parking in the Garage

Please remember to exercise caution and drive at a safe speed to ensure the safety of your neighbors who may be walking in the garage. Always park your car in your designated space and within the lines of the parking space.  Only park in the Handicapped spaces if you have a permit. Always lock your car when leaving. No storage of any items is allowed in parking spaces.

Compost Waste

This would include all of your food waste, fruits, vegetables, animal products, all the green waste, including plants, as well as soiled paper, so think about greasy napkins or paper straws.  For storing and disposing, one suggestion is to keep a food waste bag in the fridge or freezer to minimize odors and then to empty it into the green bin once a week. Another solution is to utilize a small organic waste pail to collect scraps in.  For disposal, the Green Compost Bin is located on the P1 level inside of the West Building trash room. For assistance locating and entering the West Trash room please reach out to the concierge.

Pets

Pets must be kept on a leash by someone capable of controlling the pet at all times when in the common areas. No pets are allowed in the common areas except to the extent necessary to provide ingress and egress to a unit. Pet waste must be picked up immediately and disposed of properly in outside receptacles.  No pet waste should be disposed of in the lobbies waste receptacles.

Building Safety

Please be sure to close doors behind you when entering/exiting the building. Additionally, please be aware when entering the garage of the possibility of unknown people entering behind you. The cold weather along with the rainy season causes unhoused individuals to seek indoor shelter. Please be sure to report any suspicious activity to the concierge or call and report to the Police if it is warranted.

Work done in units.

No decorating/cosmetic work may proceed at The Waverly until a Unit Decorating Agreement has been approved.  Only minor repairs or replacement of appliances are exempted from this requirement.[1]  Please be sure to discuss your plans for decorating/cosmetic work with management.

[1] Decorating/cosmetic work would include alterations that are limited in scope (such as bathroom and kitchen modernization where no changes are being made to plumbing systems) or involve purely decorative work (such as floor scraping, painting and wall papering).  Alterations affecting structural components of the Project, “Common Area”, or Project systems will require the Owner to obtain the consent of the Design Review Committee after the Design Review Committee’s review of the plans and specifications for said alterations and to enter into an Alteration Agreement with the Design Review Committee, the form of which is available from the Manager.

Vendors/Workers

As a reminder, anyone working in your units must have proper insurance and licensing (when needed). Please be sure to notify  management or the concierge team any time you are scheduling any work for repairs needed in your unit. We will not allow work to be done without the proper documentation needed.

Communications with SMPD

Management meets monthly with Captain Thomas McLaughlin of SMPD to walk Tongva Park and address ongoing concerns and criminal activity in the surrounding community. Management continues its weekly walk through Tongva Park looking for and reporting any encampments that may begin to pop up.  Security and front desk teams continue to work together to keep The Waverly residents as safe as possible.  We encourage residents to report any suspicious activity to law enforcement and Management.

Earthquake Preparedness

Earthquakes can strike without warning throughout the Southern California region. Now is the time to take steps to prepare for the next earthquake. Our community’s resilience depends on each of us preparing our households and neighborhoods so that we can quickly recover. The City of Santa Monica encourages everyone to be prepared for emergencies for up to 7 days. People should be prepared for emergencies in their home, workplace and car.

During earthquakes, drop to the floor, take cover under a sturdy desk or table, and hold on to it. Be ready to move with the table until the shaking stops. If you are not near a desk or table, drop to the floor and protect your head and neck with your arms. Crawl towards an interior wall if you are able. Avoid exterior walls, windows, hanging objects, glass, tall furniture, and large appliances. Stay indoors until the shaking has stopped. If you are in bed, stay there, protect your head with a pillow. Lie face down to protect your body. You are less likely to be injured staying where you are. If dropping to the floor is not an option, you can still take steps to protect yourself and your loved ones. If you utilize a walker with a seat or a wheelchair, you should instead use “Lock, Cover, and Hold”. Sit in the walker’s seat or, if using a wheelchair, stay seated. Be sure to lock the brakes on both sides as tightly as you can to keep from rolling around, lean forward if you can, and hold on to the arm of the seat until the shaking stops.

Polar Bear Plunge at The Beach House

January 6, 2024 10:00 AM – 2:00 PM

Looking for a bold way to kick off 2024? The Annual Polar Bear Plunge is a great way to refresh, reset, and have some fun. If you have never been part of a Polar Bear Swim, it’s time to see what you’re missing. The morning starts with a 10 a.m. check-in at Guest Services before heading to the shoreline in front of the Beach House. The first plunge takes place around 10:15 a.m. starting with the youngest Polar Bears, followed by the rest of the crowd. The most stalwart Polar Bears can take part in the 300-yard swim around a buoy. At this no judgement zone, whether you stick your toes in the ocean, take a quick dip or round the buoy, it’s a great experience that gets the blood pumping and the skin tingling. After the invigorating ocean plunge, warm up in the heated Beach House pool. Gather with friends and family, enjoy a cup of hot chocolate, and grab a photo with our very own Pat the Polar Bear mascot.

Pool admission will be charged for Polar Bears and others entering the pool deck to visit, soak, swim in the heated pool, or take a hot shower.

In-person registration will be available but may be limited on the day of event. Parking is $3 per hour or $8 per day.

Pool Admission: $10/adult, $5/senior adult age 60+, $4/youth age 1-17.

Regular Pool Rules apply while swimming at this event. Youth under age eight and under four feet must be accompanied by an adult in the pool at all times. Questions? Please call 310-458-4904, email beach.house@santamonica.gov or visit www.annenbergbeachhouse.com for more information.
