Greetings Waverly Residents,
We hope this message finds you well.
Please see the information below in our community e mail. While we strive to keep you informed about the community, we encourage you to continue monitoring local information sources. An informed community is a strong one. We kindly ask that you take a moment to review the contents of this email, your feedback and suggestions are highly valued.
Here are some updates on ongoing items and events within the Waverly Community:
Management Office Hours
The management office is open Tuesday – Saturday from 8:30 am – 5 pm.
Meeting of the Board of Directors
For any upcoming meetings of your Board of Directors, updates on meetings will be emailed approximately four days prior. Agendas will be posted in the mail room, at the front desk, west building lobby level, and in your resident portal. If a meeting is canceled, information will be communicated via email and postings. For any questions, feel free to reach out to Management or the Front Desk team. We encourage Waverly HOA members to attend these meetings, as they are exclusively for association members.
Owners Portal
This is a very useful tool where you can update your guests list, register your pets, vehicles, and schedule Skybridge lounge reservations. You will also find important documents, see your payment history, manage your auto pay, and view your current and past statements. You will also have the ability to opt in or out of the resident directory. Management encourages you to update your portal on a regular basis. Please feel free to reach out to management if you need assistance with this.
P1 Resident Gate
The P1 resident gate is still out of service. We hope to have this fixed this coming week. In the meantime, please continue to be vigilant and report any unknown persons in or around the building to the concierge, security, or the police if necessary. The concierge team, management, and security will continue to make additional walk throughs of the garage on a regular basis.
Earthquake Preparedness
Earthquakes can strike without warning throughout the Southern California region. Now is the time to take steps to prepare for the next earthquake. Our community’s resilience depends on each of us preparing our households and neighborhoods so that we can quickly recover. The City of Santa Monica encourages everyone to be prepared for emergencies for up to 7 days. People should be prepared for emergencies in their home, workplace and car.
During earthquakes, drop to the floor, take cover under a sturdy desk or table, and hold on to it. Be ready to move with the table until the shaking stops. If you are not near a desk or table, drop to the floor and protect your head and neck with your arms. Crawl towards an interior wall if you are able. Avoid exterior walls, windows, hanging objects, glass, tall furniture, and large appliances. Stay indoors until the shaking has stopped. If you are in bed, stay there, protect your head with a pillow. Lie face down to protect your body. You are less likely to be injured staying where you are. If dropping to the floor is not an option, you can still take steps to protect yourself and your loved ones. If you utilize a walker with a seat or a wheelchair, you should instead use “Lock, Cover, and Hold”. Sit in the walker’s seat or, if using a wheelchair, stay seated. Be sure to lock the brakes on both sides as tightly as you can to keep from rolling around, lean forward if you can, and hold on to the arm of the seat until the shaking stops.

Bell Carts
Please be sure to return bell carts to their proper location after each use. There are 4 bell carts available for use. Their locations: West Building P1 and P2 Elevator Landings. East Building: P2 elevator landing and by the Mail Room. Additionally, you may borrow the smaller shopping cart from the concierge desk.
Guests/ Visitors/ Amenity Spaces
Visitors must be accompanied by a resident when using the amenity spaces including the Gym, Skybridge Lounge and Pet Spa. Owners who have leased their units are prohibited from using the amenity spaces while their unit is leased.
Building Safety
Please be sure to close doors behind you when entering/exiting the building. Additionally, please be aware when entering the garage of the possibility of unknown people entering behind you. The cold weather along with the rainy season causes unhoused individuals to seek indoor shelter. Please be sure to report any suspicious activity to the concierge or call and report to the Police if it is warranted.
Work done in units
No decorating/cosmetic work may proceed at The Waverly until a Unit Decorating Agreement has been approved. Only minor repairs or replacement of appliances are exempted from this requirement.[1] Please be sure to discuss your plans for decorating/cosmetic work with management.
[1] Decorating/cosmetic work would include alterations that are limited in scope (such as bathroom and kitchen modernization where no changes are being made to plumbing systems) or involve purely decorative work (such as floor scraping, painting and wall papering). Alterations affecting structural components of the Project, “Common Area”, or Project systems will require the Owner to obtain the consent of the Design Review Committee after the Design Review Committee’s review of the plans and specifications for said alterations and to enter into an Alteration Agreement with the Design Review Committee, the form of which is available from the Manager.
Vendors/Workers
As a reminder, anyone working in your units must have proper insurance and licensing (when needed). Please be sure to check in with management or the concierge team any time you are scheduling any work for repairs needed in your unit. We will not allow work to be done without the proper documentation needed.
Communications with SMPD
Management meets monthly with Captain Thomas McLaughlin of SMPD to walk Tongva Park and address ongoing concerns and criminal activity in the surrounding community. Management continues its weekly walk through Tongva Park looking for and reporting any encampments that may begin to pop up. Security and front desk teams continue to work together to keep The Waverly residents as safe as possible. We encourage residents to report any suspicious activity to law enforcement and Management.
Dry Cleaning Service
Management has worked with Ritz Dry Cleaners & French Hand Laundry to secure a 20% discount on all orders for Waverly residents. Ritz Dry Cleaners & French Hand Laundry has the ability to pick up any day of the week and deliver to The Waverly with turnaround time of 2-3 days. Please stop by the concierge for information and laundry bag if you wish to use their Service. We continue to receive excellent feedback on their service.
Updating Contact Information and Desk Instructions
If you have recently changed your email or phone number, please provide the updated information to the front desk. Accurate contact details are essential for timely communications. Additionally, please exercise caution and courtesy.

Sweet Maple is open for breakfast/brunch 7 days a week from 8 am – 2:30 pm. Be sure to inform your server that you are a Waverly resident. Waverly Residents will receive a 10% discount.

Sunday Tasting at Ester’s Wine Shop & Bar
Sunday Tastings are 12-9 p.m., with new themes every week, curated by Sommelier Randall Middleton. Enjoy a flight for $25/person, which includes a mini cheese pairing and link to a video of our team telling stories about the lineup.

First Aid Classes in Santa Monica
The American Red Cross offers first aid classes in Santa Monica and across the state. Designed to fit seamlessly into your schedule, all our courses are available at a wide range of times and in a variety of locations. This way, you can easily find a class near your home, office, or school. All classes are taught by experts in the field who can help you gain the skills and confidence needed to provide care during times of crisis. Simulation Learning courses are designed for those who want the convenience of online classes, the confidence that comes with hands-on experience, and full certification. After signing up for one of our blended Santa Monica first aid classes you simply need to complete the online coursework, then demonstrate your skills to a certified instructor. Once both sections have been successfully completed, you’ll receive full certification that’s valid for two years. When you choose an in-person first aid classes, you’ll get personalized attention and the hands-on training you need to help someone in need. Delivered in a traditional classroom setting, these classes include lectures and skills training, as well as ample time for questions and discussion. In-person first aid certification courses take just a few short hours to complete but give you the skills and confidence needed to provide care during an emergency.
